Five Affordable Ways to Add Value to Your Home Before Selling:
Most sellers want to know “What can I do to add value to my home to help it sell for top dollar?” The key to this answer is to focus on the return on your investment so that you are getting the most back for the time and money that you invest into your property. Here are five relatively low-cost home improvements that have high impact with buyers.
Number One: Deep Clean- Buyers will notice dust and dirt and will equate the cleanliness of a home with how well it has been maintained. Pay attention to details like baseboards, AC vents, appliances, closets, and even inside kitchen drawers and cabinets. And don't forget to clean the utility room! The buyer and their inspector will be in there checking things like the heating and air conditioning system) and the hot water heater so you don't want them walking through cobwebs or noticing old water stains and assuming the worst.
Number Two: Declutter- You're going to be moving so get a head start on your packing and put away as much as possible. Believe me, you will thank yourself! You want potential buyers to be able to visualize themselves living in the home and to not get distracted by clutter. A pile of shoes by the door or a messy mound of coats might plant a seed in a potential buyer's mind that the home has insufficient storage space.
Number Three: Fresh Paint- A fresh coat of paint can breathe new life into a room. Choose neutral, generally appealing colors like you would see in a model home. While you may love your bold color statement wall, we don’t want buyers to start tallying up projects during their tour that they feel they will have to take on. Remember a $2,000 project for a Seller becomes a $4,000 project in the Buyer's mind.
Number Four: Update Flooring- If your carpets have seen better days, it's definitely worthwhile to consider an update. But that doesn’t necessarily mean that you have to replace all of your carpets with the most expensive brand-new hardwood floors. Buyers will also appreciate either luxury vinyl plank flooring or new mid to high-quality carpet.
Number Five: Curb Appeal- Remember you have one time to make a first impression. You don't want a potential buyer to refuse to tour the inside of your home because they don't like the way the exterior looks. So trim your bushes and trees, lay some fresh mulch, and plant some flowers for a pop of color. Making sure the front of your home looks fresh and tidy will go a long way. Even if your home is a condo, make sure your front door looks clean and inviting. If your condo association allows it, consider a new doormat and door hardware.
